The Red Barn at Outlook Farm specializes in Wedding Ceremonies and Receptions year round. The grounds embody New England charm with picturesque settings filled with stunning natural beauty. The Red Barn offers a rustic feel with modern day amenities such as air conditioning, working fireplaces, a covered veranda, a private suite and restroom for the couple, with everything on one floor inside and out ensuring accessibility for all. Accommodating 75 to 220 comfortably, it's the perfect venue for parties of all sizes. The Red Barn has designed all-inclusive wedding packages to ensure the satisfaction of our guests. Couples are even assigned their own Wedding Coordinator! This structure makes our packages and menus refreshingly transparent, and allows couples to find the package that best fits their budget and vision for their wedding day. We got married at the Red Barn in June 2025 and can't say enough good things about the wedding and the Red Barn staff. At every interaction, they went above and beyond for us. The venue is absolutely stunning and I loved that there were so many options for taking photos. We also stayed at the Stage House Inn and did our rehearsal lunch there, which made the whole experience easy and seamless for ourselves and guests. One thing future bride/grooms will understand is how overwhelming starting wedding planning can be, and how hard it is to figure out pricing for all your vendors. I've heard horror stories from girlfriends on hidden fees and surprise costs. The Red Barn was so transparent on costs from the start, which was a huge differentiator for me. We worked with Alex and Colleen and they were both fantastic- so organized and communicative. As someone who didn't have a dedicated planner, it was invaluable to have Colleen available to help plan our day. Colleen was on top of my 10,000 emailed questions and put me at ease in the days leading up to the wedding. Everything went so well, our guests had a great time and we owe that to the Red Barn and the staff! Big shout out to Moe as well who made sure the groom and I were well fed and always had a cocktail in hand (and a smile on our faces!). Thank you to everyone at the Red Barn who made our day so magical!

Our wedding at The Red Barn at Outlook Farm was simply stunning and it far exceeded any expectations we had. It's such a gorgeous venue that feels warm, cozy, and inviting. It's so convenient having the ceremony location, cocktail hour, and lobby area all right near each other. The Red Barn staff went above and beyond in the months leading up to our wedding to make sure we were on track, and on the day of the wedding Colleen was simply wonderful and we could not have had the day we did without her. Thank you all, we will cherish these memories for a lifetime.

Having our wedding at the Red Barn was the best decision we made. Everything else just fell into place and our coordinator Alex made all our visions come to life. The planning process was so easy, I feel like we just had to show up, enjoy our day, and get married! Alex was available to answer my questions for months before the wedding, we had a few phone calls to hash out details, and after our rehearsal, we felt so at ease and ready to enjoy ourselves for the weekend. All of the catering at the Red Barn at Outlook Farm is done in house. However, wedding and event hosts are encouraged to bring in dessert, which must be made by a licensed baker.

We cannot accommodate station-only or appetizer style wedding receptions. However, our 3 Hour Event Packages can accommodate this so long as the food spend minimum is met.

The menu items within the Wedding Packages are priced out accordingly. You are welcome to swap out for an item in a lower-priced package. It is also possible to substitute hors d’oeuvre options for a small up-charge.

The Red Barn can hold up to 220 people for a wedding ceremony and reception, or other event.

Typically couples reserve dates 8-24 months prior to their desired wedding date. If your preferred date is during our High Season (Aug - Oct) and On Season (May-July, Nov & Dec), we recommend booking 12-24 months out.

Yes! We host weddings and events all year. The building has heat and A/C and all the other amenities of a modern, year-round, facility. As well, our extensive veranda is enclosed with heat in the wintertime, ensuring plenty of space for your guests in all seasons.

Five hours are included for wedding receptions. If a couple has their wedding ceremony onsite we include six hours total. For other types of events, three hours are allottedAny additional hours must be confirmed 3 weeks prior to the event and all events may be extended for an additional fee of $800 per hour.

Events of any kind must be conclude by 11:00pm with the exception of New Year's Eve, which may end at 12:30 am.

Due to our busy wedding weekends, all rehearsals are scheduled for 11:00am the day before the wedding.

Decorations such as a guest book, escort cards, favors, signs, candles, etc., will be dropped off the day prior to the wedding. If you are having your ceremony onsite you will drop off your decorations at the Ceremony Rehearsal the day prior.

For couples getting married onsite, the wedding party may arrive one hour prior to guest arrival time (hair and makeup is done off site).

We have 60" round tables that fit up to 8 guests, and 72" round tables that fit up to 10 guests.

The Red Barn has a liquor license, therefore it is illegal to bring any outside alcohol onto the premises.

Yes! Your four legged friend can be in your wedding ceremony, but they must leave before dinner service.

The Stage House Inn is under the same ownership as the Red Barn and is located less than a mile away in the village center of South Berwick. There we offer 20 guest rooms, including a gorgeous bridal suite perfect for getting ready the day of the wedding, plus on site function spaces available for rehearsal dining events, farewell brunch, etc. As well, Nealley House, is a historic 5 bedroom / 5.5 bath rental home is located adjacent to the inn and includes a bridal suite, ample common space, full kitchen, backyard, and more. Our accommodations include complimentary shuttle service for you and your guests to and from your Red Barn wedding.
